Real life design situation 1
The client signed with a builder on this design. They thought they might get a second opinion and found out the below. Luckily, we caught it at a time it could be changed.
- 1 Problem - No privacy. There is a view from the front door right into the meals area
- 1 Solution - We reconfigured the entry to create an S-Bend for more privacy.
- 2 Problem - Poor solar orientation. The living areas are facing the wrong way. The garage needs to stay where it is but the living areas can be flipped.

2 Problem - We moved the ensuite/master forward to line up with the garage and flipped the rear of the home. So the living areas had the sun in winter and shade in summer.
Result $750 cost increase.



Real life design situation 2
This client had already signed with a builder as the home was huge and on budget. They thought they were getting a great deal. The issue is that there were so many problems with the design that is had clearly been done by someone who either didn’t care or didn’t know better.
- Major issues are -
- Front door, passage, coffered ceiling and entry recess do not match up. This would look horrible.
- The home will be really dark with no direct light to the kitchen, meals, games

The ability to furnish the rooms is severely compromised by poor design.
Result - Total redesign


Real life design situation 3
This home was actually designed by an experienced consultant who simply missed a few items. Once the issues were identified, everything was amended. If it had not been picked up on there would have been tears at key handover.
- 1 Direct view from living areas into master bedroom.
- 2 Direct view from entry to toilet.
- 3 & 4 These rooms are almost unfurnishable due to robe and window positions.

5 This room is hard to furnish. Due to the linen cupboard position.
Result $330 saving.



Real life design situation 4
This is one of the worst home designs we have seen. The home literally can not be built as it does comply with shire requirements.
If we hadn’t caught this and the client signed on this home, it would need to be completely re-designed half way through the process, resulting in loss of deposit and months of time.
- The master bedroom needs direct light and ventilation. This layout can not simply be swapped over.
- The door needs to be 1500mm off the boundary. It is only 1000mm
