Building in Uncertain Times: What Perth Homeowners Must Know 

War in the Middle East. Inflation. Interest rate uncertainty. A federal government reshaping tax policy. It’s a lot to absorb and for anyone thinking about building a new home in Perth, it raises a very reasonable question: is now really the right time?  Independent Building Advice has been fielding this question constantly in 2026. And rather than offering false reassurance, IBA director Behan Flaherty gives clients the same honest answer he’s given through every period of uncertainty in his 25year career: the market will never be perfect, but the cost of waiting is real and measurable. 

How Global Uncertainty Flows Into Your Build Price 

The connection between world events and your building quote might not be obvious, but it’s direct. Conflict in the Middle East affects global shipping and petrol supply. Slower, more expensive shipping means delays for materials sourced from manufacturers across Asia. Those delays create supply pressure, and supply pressure pushes prices up.  Perth home builders aren’t immune to this. A builder who prices your home at $600,000 today can receive notices from multiple suppliers within 24 hours advising of 1015% price increases across their product lines. Their profit margin  carefully calculated when they quoted you  can evaporate overnight.  The builders managing this well are those working with fixedprice contracts for the bulk of the build, while using carefully structured provisional sums for items procured later in the build timeline, such as kitchens and joinery. This approach, when managed transparently with supporting supplier documentation, is one IBA considers reasonable in the current environment. 

Fixed Price vs Cost Plus: Know the Difference 

For any Perth homeowner signing a building contract in 2026, understanding contract types is essential.  fixed-price contract locks in your price at signing. The builder wears the risk of cost increases  which is why they price in a buffer. What you sign is what you pay, with the exception of any stated provisional sums.  cost-plus contract means you pay whatever it costs to build, plus the builder’s margin and GST. If prices rise during your build, those increases are passed directly to you. Banks won’t finance costplus contracts for this reason  the final cost is simply too unpredictable.  IBA’s consistent advice to Perth homeowners: insist on a fixedprice contract. If a builder is only offering costplus in this environment, that’s a significant red flag. 

What Building Costs Are Actually Doing in Perth Right Now 

Behan Flaherty has been tracking Perth building cost movements closely. His current guidance for homeowners considering new home building in Perth: budget for approximately 1.5% cost increases per month, and potentially more depending on project complexity and timeline.  Over 12 months, that compounds to 1525% above today’s prices. A build priced at $700,000 today could cost $805,000 to $875,000 if you delay by a year. The builder repricing your job in 12 months isn’t being opportunistic  they’re allowing for the uncertainty that comes with longer lead times and an unpredictable supply chain. 

Don’t Wait for Prices to Drop They Won’t 

This is the hardest thing to hear, but Behan is direct about it: building prices in Perth do not come down. Not after wars end. Not after interest rates stabilise. Not after elections. Suppliers don’t retroactively discount materials. Builders don’t return margin they’ve already built into their pricing structures.  Through three property market cycles, IBA has never seen a sustained reversal in construction costs. What goes up, stays up and then goes higher.  If a builder offers you “free” inclusions like air conditioning or flooring upgrades, those items are priced into the contract. The discount is cosmetic. The real cost is still there.
