Stage 1
DESIGN DISCOVERY MEETING
We get clear on who you are, how you live, what matters long-term to you.
We uncover how you live, what you value, and what you need from your future home. We explore lifestyle priorities, your block, budget expectations, design preferences, and long-term goals so your project starts with complete clarity.
Stage 2
CONCEPT HANDSKETCH
Your first hand-drawn sketch to explore flow, functionality, and home
Your designer creates an early sketch capturing flow, room zoning, natural light, orientation, and functionality, and everything that will make your home uniquely yours. This step lets you visualise how the spaces connect before moving into detailed architectural drafting.
Stage 3
EXISTING CONDITIONS
We’ll gather the necessary information required about your block.
We review surveys, levels, setbacks, easements, services, and any design constraints. This ensures accuracy, compliance with R-Codes, and prevents surprises later in the process, keeping the design buildable and realistic.
Stage 4
PROFESSIONAL DESIGNS & REVISIONS
Your concept evolves into a full architectural designs & floor plans.
We’ll develop detailed drawings including floor plans, elevations, facade options, and spatial refinements. Through rounds of revisions, we adjust layouts, proportions, and features until the design aligns perfectly with your lifestyle and vision.
Stage 5
INITIAL SPECIFICATIONS
Get a clear understanding what you want to include in your home.
We’ll develop detailed drawings including floor plans, elevations, facade options, and spatial refinements. Through rounds of revisions, we adjust layouts, proportions, and features until the design aligns perfectly with your lifestyle and vision.
Stage 6
SHORTLIST BUILDERS
We match your design with the right builders.
Selecting the right builder for your project is the next crucial step.
When you formally proceed with IBA, you will gain access to our 21 trusted builders to shortlist the right fit for you based on your design, budget, quality expectations, and timelines. You can move forward confidently with builders who are capable, transparent, and suited to your home.
Once the builder has been selected & we’ll guide you through contracts & formal plans so you understand the process & allows us to ensure the builder has included everything you, the homeowner, asked for in your home.
During construction, we endeavour to support you throughout entire building process. Your Client Advocate will organise site meetings at specific stages ensuring the builder is delivering to standard & prepare you for what to expect in the upcoming stages.
